Air Rights Granted to “The Spiral” designed by BIG in New York

BIG’s spiraling skyscraper in the neighborhood of Hudson Yards, New York, is closer to realization now as Tishman Speyer, the developer, has the building’s air rights secured.

The building is composed of 65 floors and is dubbed “The Spiral” for its winding glass appearance. The Hudson Yards Infrastructure Corporation, the Metropolitan Transportation Authority, and the developer closed a $157 million-worth deal. The deal involves developing an area of 669,000 square feet, at a price of $235 for each square foot. Tishman added this new area to two previous areas he acquired in 2015 and 2016. This year alone, he spent $256 million on 1.23 million square feet space to build “The Spiral”

The building, which is 1,005 foot-high, will cost about $3.2 billion. It will accommodate a huge office space reaching up to an area of 2.85 million square feet. Pfizer Pharmaceuticals announced this summer that it is interested in being the main tenant of the building. Pfizer is expected to be renting an area of 800,000 square feet.

Last February, the initial designs of the tower were revealed, displaying a “classic Ziggurat silhouette” and showing an “ascending ribbon of lively green spaces.”
