AVA Center
Ava Center has been constructed with the total possible building area of 33,700 square meters, in 16 levels, 6 levels below ground and 10 levels above. The 3 through 6 levels below ground, as well as levels 2 through 7, with the total area of approximately 19,500 square meters, have been allocated for the specific use of parking levels. The first and second levels below ground, ground level, and first level, with the area of 7,600 square meters, have been apportioned to the commercial spaces. The eighth level, with the area of 2,000 square meters, has been reserved for cultural activities. Lastly, the ninth floor, with an area of 1,600 square meters, has been assigned the function of the restaurant. This complex has a height of approximately 38.5 meters above ground level.
The project is a combination of two intermittent zones relating to the multi-level parking area underground and above ground level, the commercial zones are located on and among these levels. Subsequently, the main portion of commercial spaces is located on ground level and in the central structure of the parking which envelopes these spaces.
The mass of the project, owing to the surfaces of the parking levels above ground, is completely effective in creating volume, and with attention to the commercial complexes being constructed around the project, brings extra beneficial value for the commercial section of the project. Consequently, the commercial portion of the design, notwithstanding the small area of this space, has a notably bold presence. On the other hand, the subject of a multi-level parking is a not so very attractive space and is a sort of threat to the combination of volumes of the project.
In order to find a solution for these issues, the architectural concept of the project, was to design a continuous spatial loop in the form of a spiral which would take the shape of the number 8 (or infinity sign). By doing so, a solution was found for the movement of cars through the levels in a continuous and fluid manner, as well as, generating the dynamic volumes of the parking levels, which in return presented the structure of an exciting and attractive form. Additionally, the natural light for the project is provided by a method of carving out the central spaces within the two loops which also generated spectacular views within the project.
With the design of the spiraling loops and solving the riddle of organizing different spaces of this project, the subject of structure and spatial hegemony with the system of motion and movements inside the design, became one of the biggest challenges of the project.
The typical grid system of beams and columns was not suitable for organizing fluid spaces of the design and it was not the best answer to this problem. Ultimately, by designing a structural system similar to screen frames surrounding the bracings and the weight bearing central cores, a type of undeterminable structure of space was generated which joined the different subjects of form, circulation, and movement of the space, in an unbroken and fluid manner.
